Winterization Protocol For Tenants

Fall is an ideal season to start getting your home ready for the colder months ahead. As the temperatures begin to drop, a little bit of maintenance can go a long way in ensuring your home stays in good condition throughout the winter. Below are some simple and mandatory steps to winterize your home:

1.) Water Lines:

  • To prevent water lines from freezing and bursting during cold spells, let water drip slowly, especially at night when it's colder.

  • Disconnect and drain all garden hoses, and store them indoors if possible to protect them from the elements.

  • Be familiar with the location of your main water shutoff valve in case of emergencies.

  • Shut off water to outdoor hose bibs and insulate them with Styrofoam covers.

  • Open cabinet doors to allow warm air to circulate around pipes.

  • If you’re traveling, leave your heating on and set it to at least 55 degrees Fahrenheit.

  • Ensure your sprinkler system is shut off and drained.

2.) Gutters and Downspouts:

  • Clean out gutters and downspouts to prevent wet leaves and debris from adding extra weight when frozen, which could lead to water buildup on your roof.

  • If your gutters are filled with debris, it’s important to address this to avoid issues.

3.) Chimneys and Fireplaces:

  • For those with wood-burning fireplaces or vented gas logs, check that the damper is functioning properly for opening and closing.

  • Keep the damper closed when the fireplace isn’t in use to prevent drafts and heat loss.

4.) Heating and Cooling Systems:

  • Replace A/C and furnace filters every 60 days to ensure your system operates efficiently. Dirty filters can hinder performance and lead to costly repairs.

  • Remove any obstructions from vents to allow air to circulate freely.

  • Reverse ceiling fan directions to improve energy efficiency and comfort.

  • Test smoke detectors and carbon monoxide detectors, and replace batteries if necessary.

5.) Emergency Preparedness:

  • Stock up on flashlights or battery-operated lanterns in case of power outages. Other essentials include a battery-powered radio, drinking water, non-perishable food, propane fuel for a camp stove (not to be used indoors), a manual can opener, a fully charged cell phone, a basic tool set, a first aid kit, necessary medications, and pet supplies if needed.

  • Have an evacuation plan ready.

  • Know where the main water shutoff valve is located.

6.) Vacating During Winter:

  • If you plan to be away during the winter, shut off the main water supply valve.

  • Open all hot and cold faucets, including those in tubs, showers, and outdoor taps, and flush all toilets.

  • For homes on a well/septic system, drain the water from the taps.
