Yes. Section 8 /Home Forward is considered a source of income which is a protected class in the State of Oregon.

Immediately. Management begins we have received a signed agreement. The sooner we receive the signed contract, the quicker we can market your property and secure tenants for you. On average, we have a market-ready unit occupied within 27 days.

We do. Pacific Dependable holds the tenants security deposit in a Clients' Trust Account.

Most of our leases are set for one year, though they can be adjusted according to the owner's preferences. We consider the seasonal patterns of the Portland Metro Market and aim for lease end dates to align with or be close to the summer months (April to August).

Rent is due on the last day of each month, and tenants have the option to pay via electronic funds transfer (EFT). Rent payments are received and disbursed to owners via our management software, Yardi Breeze.

Leases are signed by the tenant(s) and Pacific Dependable on your behalf per the management agreement and a copy is made available via your Owners portal. You do not sign the lease.

Yes. You will receive your rent disbursement via ACH payment (direct deposit) into an account of your choosing. Disbursements occur on or around the 15th of the month.

For a fully qualified tenant, security deposits are the equivalent of on months rent.

Each month, you'll receive a financial statement once we close our books. Approximately every six months, we’ll provide a copy of the interior survey conducted on your property. At year-end, for tax purposes, you will get an electronic 1099, a detailed owner statement, cash flow reports, a 12-month cash flow summary, a 12-month income summary, and a general income statement, along with photocopies of all invoices paid during the year.

Tenants are entitled to a clean home when they move in. According to Oregon law, if carpets are professionally cleaned before a tenant moves in, the cost of cleaning them upon move-out can be deducted from the tenant’s security deposit. We request that our owners have the home and carpets professionally cleaned before vacating and hiring us. We can arrange for these services, provided there are sufficient funds in the account to cover the expenses as they arise.

One of an owner's major concerns may be dealing with a difficult eviction process. Although there are occasional challenging cases, most evictions are due to tenants' financial difficulties and their inability to pay rent. Our Eviction Protection program addresses this concern by partnering with specialized attorneys who manage the entire process, including filing the necessary notices, attending court hearings, and handling the final settlement.
